East Cobb Real Estate

Home shoppers who consider public schools a top priority often end up in East Cobb. The East Cobb Area consistently has many of the best performing public schools of the entire metro Atlanta Area. In particular, Walton High School, Pope High School, and Lassiter High School top the list. Most if not all of the elementary and middle schools that feed into these high schools are top-notch in terms of standardized test performance. The problem many face is that because so many seek out the schools in East Cobb, it creates a higher demand for this area. Therefore, property values tend to be higher and home buyers must pay a premium to live in the school system.  Most of the East Cobb Area is considered part of Marietta; though it’s not officially part of the true city of Marietta. Therefore, East Cobb residents enjoy having a Marietta address without having to pay any Marietta property taxes as they are technically part of unincorporated Cobb County. Additionally, a small part of the East Cobb area actually has a Roswell address. Most of Roswell falls under Fulton County and is zoned to attend Fulton County Public Schools. However, there are a few square miles of Roswell that are part of Cobb; which is generally favorable since the property taxes are much lower and the East Cobb Schools are more sought after in that part of Cobb. When working with clients who are seeking to be in the East Cobb schools on a budget, I often clarify whether high school is their top priority. Many home buyers and even real estate agents who are not experts in the East Cobb area do not know all of the feeder patterns. This information can be used to a buyer’s advantage. For example, there are parts of East Cobb that are zoned to attend the exact same elementary and middle schools that feed into Lassiter High School (one of the top 3 sought after high schools); but are zoned to attend a different high school. You will generally get more home for your money in this area. For those that have small children and are not set on staying in the same home until their very young child graduates high school, it may be wise to consider these areas. Plus, many of the other schools in the East Cobb Area including Kell High School, Sprayberry High School, and Wheeler High School are certainly not bad performing schools. In fact, many East Cobb parents realize that there is more to a school than just test scores and prefer to send their children to these schools in order to expose their children to more diverse socio-economic demographic distribution.

East Cobb Real Estate is sought after; but home buyers can still realistically get into a good home starting at about $200,000. Since the area was built up extensively in the 1980's and 1990's, there is very little vacant land left to build on. Therefore new construction in East Cobb is generally very expensive.  New construction in East Cobb starts at approximately $500,000 and goes well into the $2,000,000 plus range depending on lot size, school district, square footage, and other factors.

Since I grew up on Long Island, New York I can tell you that the East Cobb area also has some similarities to the suburban NY areas. Therefore, many “transplants” from the Northeast tend to enjoy living in East Cobb since it is more similar to where they are coming from.
